Your Home, Your Community — What to Know

A quick-reference guide for residents of our Kansas manufactured home communities: maintenance requests, pet policy, and who's responsible for what.

Repairs

Submitting a Maintenance Request

Every request goes through the online tenant portal — this keeps a timestamped record for you and gets your ticket to the right technician faster.

1

Log into the Tenant Portal

Use the same portal you use to pay rent. No account yet? Contact your Community Manager to get set up.

2

Describe the issue clearly

Which room, which fixture or appliance, and when it started. The more specific, the faster we can diagnose it.

📷

Take a photo

Always attach a photo of the issue. It helps our team send the right technician and parts on the first visit — and it protects you if there's ever a question about when a problem started.

What to Expect After Submitting a Maintenance Request

We review each maintenance request and prioritize it based on safety, habitability, and the risk of further property damage. The time needed to complete a repair may vary depending on technician availability, access to the home, parts, weather, and whether a specialized contractor is required.

Emergency

Examples: No heat during dangerously cold weather, loss of water, sewage backup, a suspected gas leak, electrical sparking or burning odors, active flooding, or an exterior door that cannot be secured.

What to expect: We will prioritize the immediate safety issue and respond as quickly as possible. We may first make the situation safe or provide a temporary solution. If the full repair requires parts or specialized work, we will communicate the next steps and anticipated schedule.

If there is an immediate threat to life or safety—such as fire, smoke, or a suspected gas leak—leave the area and call 911 or the appropriate utility emergency line before contacting property management.

Urgent

Examples: An active leak, the only toilet not working, loss of air conditioning during extreme heat, no hot water, a roof leak, damaged flooring that may present a hazard, a broken window, or an unsafe step.

What to expect: Urgent requests receive priority scheduling. We will work to assess the issue promptly and prevent additional damage. Some repairs may require a return visit, ordered parts, owner approval, or a qualified contractor.

Routine

Examples: A slow drip, a nonworking outlet that does not present an immediate hazard, an interior door issue, cabinet repairs, or exterior skirting concerns.

What to expect: Routine requests are scheduled based on availability and the nature of the repair. We will provide updates if the work requires additional visits, materials, or coordination with a contractor.

Cosmetic

Examples: Minor paint or trim marks, normal wear, flooring appearance, or other items that do not affect safety or the use of the home.

What to expect: Cosmetic requests will be documented and evaluated. They may be addressed during future scheduled maintenance, turnover work, or a planned property improvement rather than through an immediate service visit.

A Few Helpful Notes

  • Priority levels may be adjusted after we inspect or learn more about the issue.
  • Appointment timing depends on access, parts, weather, and contractor availability.
  • An initial visit may result in a temporary repair while a permanent solution is arranged.
  • Please report changes promptly, especially if an issue begins affecting health, safety, security, essential services, or the risk of property damage.
  • Please make sure we have permission to enter, current contact information, and any relevant photos or details.

Our goal is to communicate clearly, address safety concerns promptly, and keep you informed throughout the repair process.

Good to know about repair timing in Kansas Kansas law doesn't set a fixed deadline for finishing a repair. It also doesn't allow withholding rent or "repair and deduct" for an unresolved repair. If a repair genuinely can't be fixed, you'll be given a dated plan and a timeline, and it will be updated at least every 7 days until it's closed. If you believe a repair issue is serious enough to affect your lease, Kansas requires 30 days' written notice with a 14-day period for us to cure it before any lease action — contact your Community Manager first.

Pet Policy

Pets in Your Home

Owning a pet in our community is a privilege that comes with registration requirements — here's what's required before (and after) move-in.

Before you get a pet

  • Register first. Every pet must be registered with your Community Manager before it moves in — including pets acquired after your lease starts, which must be registered before you bring them home.
  • Limit: two (2) pets per home.
  • Provide with registration: a completed Pet Registration Form, breed/type, a photo of the pet, proof of license (if applicable), and proof of immunization if requested.
  • Pets over 40 lbs (full size) require pet liability insurance of at least $300,000, naming the community as additional insured.
  • Spay/neuter is required by 6 months of age unless a vet states it's medically unsafe in writing.
  • Assistance animals are exempt from breed/size rules with proper documentation from a medical professional — no pet fee applies.

While you have a pet

  • Always on a leash or securely contained outside — never left outside unattended, never tied to a stake.
  • Clean up after your pet right away, and keep pets within your own rented site.
  • No nuisance behavior — aggression, excessive barking, or property damage can require the pet to be removed within 7 days of notice (immediately if it causes injury).
  • You're responsible for any damage your pet causes to community or neighbor property.
  • Restricted breeds (commonly viewed as high-risk by insurers) may be declined, including pit bulls, Rottweilers, German Shepherds, Doberman Pinschers, Chow Chows, Huskies, Akitas, Bull Mastiffs, wolf hybrids, and similar mixes.
  • No feeding stray animals — doing so makes that animal your registered pet under community rules.

This is a summary. Your community's Pet Schedule (attached to your lease) is the full, governing policy.

Your Responsibilities

Tenant Responsibilities

What you're responsible for as a resident of the community.

  • Utilities. Set up electric and gas directly with the provider in your name by your move-in date. You're responsible for the full cost of all utilities serving your home (water, sewer, gas, electric, trash, and any others named in your lease).
  • Protect your pipes. Apply heat tape and insulation before cold weather — frozen pipe damage caused by skipping this is a tenant expense.
  • Home & site upkeep. Keep your home, yard, and site clean and in good repair — mowed grass, no debris or unlicensed/inoperable vehicles, items stored in an approved shed only.
  • Report move-in issues within 10 days. Walk through your home at move-in and tell us about any damage, safety issues, or pests within that window — anything reported after is treated as having started during your tenancy.
  • Insurance. Homeowners or renters insurance is required (minimum coverage amounts are set in your lease), including liability coverage and flood coverage if applicable.
  • Safety equipment. Maintain at least two working smoke detectors, one carbon monoxide detector, and two fire extinguishers in the home.
  • Repairs over $150 must be approved and arranged by the community — don't hire your own contractor and expect reimbursement.
  • No smoking indoors in a designated non-smoking home.
  • Give us access when needed. We'll give at least 48 hours' notice before entering a park-owned home for non-emergencies.
  • Pay rent on time and electronically — see Rent & Payments below.

Payments

Rent & Payments

Due the 1st of each month Late after the 5th No cash accepted
  • Pay online only. Rent must be paid electronically through the tenant portal, or an approved third-party payment location. Cash is never accepted for any reason.
  • Late & NSF fees apply if rent isn't received by the 5th of the month, and for any returned/declined payment. See your signed lease for the exact fee schedule.
  • Security deposits (site, home, and/or pet, as applicable) are one-time, due at lease signing — amounts are listed on your lease's Rental Fees Disclosure.
  • Questions about a charge on your account? Contact your Community Manager — the portal shows your full payment history.

This section summarizes standard policy. Your signed lease is the final word on fees, deposits, and due dates for your home.

Quick Answers

Frequently Asked Questions

How do I submit a maintenance request?

Log into the online tenant portal, describe the issue, and attach a photo. Emergencies should also be called into the office directly.

Can I have a pet?

Yes, up to two pets per home, with registration required before move-in (or before acquiring a new pet). Pets over 40 lbs need liability insurance. See the Pet Policy section above for full details.

Who pays for a broken water heater or furnace?

The community — water heaters, furnaces, and central HVAC are never a tenant expense, regardless of what's noted elsewhere.

Can I withhold rent if something isn't fixed?

No. Kansas law does not allow withholding rent or "repair and deduct" for an unresolved repair. Submit a ticket through the portal and we'll work the issue on the timeline above.

Do I need renters insurance?

Yes, homeowners or renters insurance is required at the minimum coverage level stated in your lease, including liability coverage.

How much notice do you give before entering my home?

At least 48 hours for non-emergencies. In a genuine emergency, we may enter without advance notice.

What if I hire my own contractor for a repair?

Only the community can approve and arrange repairs over $150. If you hire someone on your own, we're not able to reimburse that cost — please submit a portal ticket instead.

I moved in and noticed damage — what do I do?

Report it within 10 days of move-in. Anything reported after that window is treated as having occurred during your tenancy.
